Sean, a property manager, is thrilled to sign up a new management for his agency. The landlord of the property is Deborah who owns several houses and has recently bought another. When Sean does an initial inspection on the new management property, he informs the landlord verbally there is work to be done. The landlord agrees and in the meantime, Sean finds a new tenant.
Two weeks after moving in, the tenant reports that a large wet mark has appeared on the main bedroom ceiling. The landlord responds and sends her son around to paint over the mark in light brown. The tenant complains that mould id developing and the patched paint looks ugly. The landlord says the problem is fixed and she intends on doing nothing else about the matter. As far as she is concerned, the repair has been done
1.How could Sean resolve the situation?
2.What should he do to ensure this situation does not occur again with another landlord and another property?
