Itis designed as per the planning provisions provided by the Monash City Council Guidelines. Plot 53 Description Area- 720m2 Frontal width- 18m Property Length- 40m The plot has a3m easement along the back fence for surface drainage. The services connections are on the right-hand corner of the plot and the plot slopes 4% towards the back fence. Structure Description 1. Timber Truss with Tile roof 2. Ground Floor area- 191.4m2 3. Upper Floor Area- 84.7m2 4. Brick veneered timber frame construction 5. Slope towards the back fence= 4% 6. Garage area =30.6m2 Passive Design Features Orientation The master bedroom is located close to the entrance to cater for the old age of the parents. This is also the East side so that they can view the rising sun. The two bedrooms, upstairs and downstairs lounge areas are oriented towards the West to take advantage of the beautiful sunset. The kitchen, dining area and living area will receive Sunlight throughout the year. The garage is in the West side as per the design requirements and is also designed to be accessed through the family room. Passive solar Heating This is achieved by having large, glazed windows on all four sides of the house to receive and retain heat no matter the position of the sun in the sky Shading and Passive Cooling The building has properly sized overhangs (800mm) to provide shade and low emissivity blinds Thermal and Mass Insulation Construction material is mainly brick that retains heat energy well Achieving Planning Regulation No Regulation Design Implementation A2 1. Dwelling should be oriented to the front of existing and proposed streets. 2. High Fencing in front of dwellings should be avoided if practicable The proposed design is oriented towards the access road in front of it Requirement fulfilled A3 Street Setback The design has a5m setback from the pavement Requirement is fulfilled A4 Building Height Upper floor area
