Question:

Prepare a Project Plan Planning. Discuss most eventualities that could occur during the project.

Answer

Project Background

General background

The project is based on construction work of minimum of 500 houses in Mumbai, India for the poor people. The construction work is used to manage modular construction for getting better result than the normal construction procedures. The main aim of the project plan is to fulfill needs of the poor people and satisfy by providing possible project outcomes. The duration of the construction work is 3 years. The construction work uses modular construction in which the house is constructed off-site by means of same materials and designing same codes plus standards for built facilities.

Significance and justification of project

The construction work is included of modular techniques which allow the builders to keep positive cash flow without risk of the project client takes control of goods on the land. Modular construction is built to suit the existing architecture style furthermore trends. The houses are sustainable and supportive housing which are built for homeless and poor people so that they can get houses to stay.

Purpose of the Project

The purpose of the project plan is to outline the project scope, time, cost and quality for design and construction work of building. There are also significant risks associated with this project work which is mitigated on time for project success. The completion of this plan will allow the project team to finalize the detailed construction project schedule. In this project DFMA method is used, which stand for Design for Manufacture and Assembly, which is combination of two of the construction methods such as Design for Manufacture and Design for Assembly. Design for manufacture means design for ease of the manufacturing of the parts that can form the product. Design for assembly means design of the product for ease of assembly. This method is used for the construction of 500 houses in Mumbai as it provides guidance to the designing team to simplify the structure of product. It is also used as benchmarking tool for studying products of competitors and cost tool for assisting in the supplier negotiations. Following are the objectives of this project:

  • To design 500 houses in Mumbai, India for the poor people
  • To provide new sources for the revenue by attracting the local residents and members of the building
  • To use DFMA method and modular construction techniques in the construction work of houses
  • To estimate future requirements of the construction techniques
  • To meet with specific requirements of the construction work of the building work
  • To ensure for providing sustainable building work

Expected Project Outcomes

In the construction work of 500 building houses for poor people, the main design frameworks are included such as:

  • A detailed review of the construction policies and standards which are included document specific to the design of the houses.
  • There are checklists for the project design stages from planning phase to construction stage consists of drawings and blueprints to guide the team members.
  • There is also training manual required for the project based on the construction related work.
  • AutoCAD customization is used in the construction project plan specific to the internal project requirements for the client deliverables.

After the completion of the project work, it is expected that the project manager manages the project risks and issues and there is proper interaction among the project stakeholders. A risk management program is created which can mitigate identified risks to make an effectiveness of the current risk management approaches for the company. There is development of professional practice skills for the construction work.

Methodology to be Adopted and Project Schedule

Methodology

In this research study, academic research is adopted to evaluate the risk management strategies to assist in the development and construction work. There is investigation of current construction standards of India which will focus to make sure that the program is related to exiting construction industry requirements. Risk management methods will conduct to determine the project risks, issues and programs which are available in the market. In this construction work, DfMA is a design approach which is focused on ease of the manufacture plus efficiency of the assembly. By simplification in design of the product, it is probable to assemble in addition to manufacture the work in minimum time and lower cost. The main principles related to DfMA are:

  • Minimization of the total number of the components like reduction of assembly cost and reduction of work-in-progress
  • Design of ease of the fabrication
  • Design of ease of assembly
  • Elimination and reduction of the designing adjustments into the product

Following are the deliverables of the construction project plan such as:

  • Project planning report
  • Customization plus tutorial manual on the DfMA method
  • Project report and work breakdown structure
  • Seminar presentation to the project team members
  • Risk management checklists
  • Poster and technical presentation
  • AutoCAD customization of the construction work

Project completion

The project management tools are used to complete the construction project work on time and it will require providing training to the staffs and project team members regarding DfMA. It provides knowledge to assist current plus future workers. Then, the productivity of the construction work increases so that it will complete on schedule time and budget.

M

Before the project manager starts the project work, then they should consult with the project team to hire possible resources and check the quality of the materials.

Logistical risks: The risks are included unavailability of the transportation facilities and equipments which are required for the construction work.

It causes huge delay in the construction project work and causes huge project losses.

Mod

U

L

Before the project manager starts the project work, they should make a stock of the project resources and materials required for the construction work.

Environmental risks: The risks are included natural disasters and seasonal implications which cause damage to the construction work. The risks are caused when the project team is unfamiliar with the local conditions of the construction site.

The weather risks cause entire damage to the construction of building. There is project delay and losses.

Min

P

L

The Construction professionals should have enough knowledge of the construction site and the local conditions of the site.

Management risks: It causes due to uncertainty in the productivity of the project resources.

Failing to hire skilled staffs can cause disastrous losses to the project.

Mod

U

L

Before staring the project work, it should ensure that the project team members can have sufficient skilled staffs with proper skills of construction work. The staffs should define their roles and responsibilities.

Financial risks: There are some financial risks are inflation, local taxes of the area in addition to availability plus fluctuation of the foreign exchanges. Those are incurred throughout the construction work.

The project is behind the estimated budget which can cause delay in the project work.

Maj

P

M

Before starting the project work, various countries have different taxes so that it requires taking account by the financial manager.

Socio-political risk: There are some customs plus import restrictions and also difficulties of the equipments which are considered as risks for the construction work of building.

There are different project regulations plus code of the construction so that there is project delay and losses.

Mod

M

Each of the construction projects is required to have similar codes plus regulations so that the work is completed successfully.

Ethics Issues Related to the Project

This IAP project is undertaken to be outside of the scope of the research ethics of the university as the work is to be done under the industry partner. There are no university papers which are used in the paper and outputs from the work excluded of the academic assessment of the course. The industry partner has being as intellectual property as the outputs is to arise from the work.
