Design / Consultancy Brief

Allow me to take this special chance to present to you my proposal of the fees and the services which are for the design and development of the proposed two townhouses at Buckingham street in Richmond as stated above.

I am also hereby endorsing that i understand very well the requirement for the work which was proposed as below though i would be very glad to welcome any error or exceptions which are drawn by you.

Design / Consultancy Brief

  1. That the work which was proposed is located at Parish of Jika County of Bourke 54 Buckingham Street , Richmond.
  2. That the townhouse which was proposed is made up of  title area of 334m2, one living/Dining room, One kitchen, Three bedrooms, Two bedrooms and a Study room.
  • That the proposed structure is to be build in crown portion 40 ( PT ) Vol 3697 Fol 280.
  1. That the budget to the client is negotiable.
  2. That our fee is a principal consultant fee, this will consist of the following:
  3. Services for the design of the building.
  4. Services for contract administration.

                Please note that sub- consultants fee is not included here in the proposal.

  1. According to this program, there is no program which had been supplied to me as at now.

Below is the outline schedule of the proposed scope of the work which is supposed to be done and inclusive of the costs of construction in approximation basis.

It is worthy noting that the estimations below are not the budget or the cost of the plan. This is only the approximation for the speculated cost of the work to guide. A quantity surveyor should be engaged in order to accurately estimate the cost planning for this purpose.

The below diagrams represents the 2D diagrams of the proposed building.

This 2D plan for the two townhouses which in this case includes the proposed carpark location, puntry and the stairs and also the courtyard

The above plan shows the proposed locations of the balcony and the studio for the two townhouses. The studio is added over the carpark walls. The length on the boundary is reduced in this case by 300mm and also cantilevered over the carpark is increased by 150mm

It is worthy noting that all dimensions are in millimeters unless it is stated otherwise.

We are also providing the 3D plan for the proposed two townhouses.

The following aspects will require negotiation with the construction manager;

  1. The exact area that has to be made the car park zone since this was not included in the brief requirements.
  2. The size of the courtyard for both the two townhouses.
  3. The bicycle storage area and its size.
  4. The location and the size of the pantry and the stairs.
  5. The fence type which separates the two townhouses.

The scope and estimation of the cost of the work proposed

As an architect, I am being guided by laws, in order to upload the integrity of my profession by ensuring that the needs of the community and the clients too are well respected and also served well to their own satisfaction.

Estimated cost of Proposed Work

The following are our site ethical consideration:

  1. I have an obligation of pursuing my own professional tasks with utmost fairness and honesty.
  2. I have the obligation of not being taken as a partner in the work being done. I cannot also act as co – directors with a person who is not stable, this simply refers to a person who was removed from the list or the register of architects though her or his own knowledge or a person who was disqualified by the Royal Australian Institute of Architects and the membership is withdrawn.
  3. I have an obligation not to act in a way which might or may bring my profession into question
  4. I cannot victimize on basis of religion, race, gender or disability or in any other way that might be considered as victimization.
  5. I have an obligation of building my own reputation of professionalism on the basis of my own merit of performance and service and i must appreciate other peoples work done.
  6. I cannot replace, supersede or unseat any other architect who was  earlier on appointed for the work.

As an architect, i strictly respect, uphold and unconditionally follow the national legislation that tends to protect and control the rights and the copyrights of the creator, these is my basic moral right.


Therefore, with that consideration, the following are my moral obligation when it comes to the work done by other people.

The work of another architect must be respected as the law stands, i cannot re-draw the work that is seen elsewhere and claim to be our own. This is a fissure of the copyright of another designer.

  1. The design prepared by us will be owned by me according to national copyright act which grands me legitimacy of owning any design created by me. Although where the client – architect agreement exists, this will be prioritized and the agreement supersedes the national copyright Act.
  2. I must review the client – architect agreement before accepting any transfer of the work of another architect to us for finishing. Else in case the agreement is not there, i have to seek for legal advice.
  3. I can only accept terminated contract work as long as the termination was proper and I accordance with the previous client – architect agreement.
  4. I have the right to own the copyright of my own design for up to 70 years are stipulated in the copyright Act.

From the above, agreement letter, I had already indicated the professional fee that will be needed for the design. The payment of fee was also indicated in the agreement letter, am also emphasizing on the payment of fee below that;

The payments for each ad every phase shall be invoiced at the commencement of every phase and upon the completion of each work phase, this is in exemption of the contract administration phase whose payments shall be invoiced on a monthly basis during the contract phase.

The following will be the condition for the payments of each and every stage;

Once instructed that I should  proceed 50%

Once the phase has been completed 50%

Please also note that the following has been excluded from the proposal fee, this includes ;

Sub consultants fee, the land surveying fee, the quantity surveying fee, the local authority fee inclusive for this is the application fee for the permit, the GST and finally the travelling expenses , that is during the contract administration , and also attendance to the site meetings.

The enclosed proposal herein is subjected to contract between the two parties that is I and the client and also to the agreement programme which is tirelessly working on the work which is described. Also before the designing work commences, I must discuss the brief in full and agreement is made between the two parties

Site Ethical Consideration

This calculation in relation to the proposed percentage, totals to a fee of services which are proposed to $1700 , noting that the fee in exclusive of the GST.

For this percentage, it forms the very basis of the fee and also the revision of the budget shall also reflect in the proposed fee in accordance with the percentage.

This fee is also Brocken down and will be payable in within the broken phases which are distinctly as follows.

The design phase for concept $300

The design phase for detailed design $600

The documentation phase $450

The contract admin phase $250

GST $1000

Grand total $2700

Payment of fee
