This is an investigative study of adetached family home, with the main aim of identifying and
understanding the basic concepts of construction technology and building elements. This was
achieved through the analysis of different elements of the given building i.e. the walls, floors and
roof. This also involved analyzing the condition and type of the given building elements and to
identify any type of defects in the given building.
This report focuses on investigating adetached family home. The main aim of the investigation
is to find out the basic concepts of construction technology, building elements such as walls,
floors, roof, the structural system of the building and be able to identify and document defects in
the given property (Cesaretti, et al 2014) .
Description of the property
The house is afour-bedroom detached family home shown in the figure 1below. The property is
situated in quite cul-de-sac just off Friern Barnet Road close to the green, open spaces of
BETHUNE PARK. The house is atwo-level residential building with four bedrooms and awell

On the ground floor is made up of aliving room, adinning room, areception room/play room, a
guest clock room, kitchen with doors leading to the rear garden. The first-floor level comprises
of amaster bedroom with an ensuit shower room which is well fitted with wardrobes. Also, on
the first floor there are three bedrooms with acommon family bathroom.
The external walls are masonry wall made up of bricks and mortar. The external walls all have
brick finish and the bricks are joined to each other through the English bond. Where the bond
mainly is made up of alternating courses of stretchers and headers. whereby the headers are laid
centered over the stretchers in the lower course and each of the row is vertically aligned. The
external walls are in astable condition without any serious defect. The figure below shows the
condition of the external masonry walls.

The internal walls are made of masonry wall with apaint finish. Just like the external walls the
internal wall is constructed of bricks and mortar with awhite paint finish. Regarding to their
condition, the internal walls are structurally stable and the paint finish is very clean. The figure
below shows the internal walls with apaint finish.

Floors for this building are made of concrete slab with awood finish. The floor is finished with a
water-based polyurethane which offers aclear finish and at the same time the floor is made by
the traditional hardwood feel and look. This gives the rooms asmooth and lustrous solid
appearance. The timber floor has also signature wet look which is achieved through the
application of multiple coats of high-gloss polyurethane. Regarding to their condition the floor
finish is stable even though there are minimal scratches on the floor but they don ’taffect the
structural stability of the floor. The figure below shows the timber floor finish of the given

The house has agamble roof, which have two roof sections slopping in opposite directions, and
placed in amanner that the highest, horizontal edge of the slope meets each other to form the
roof ridge (Ding, et al 2016) .This roof has different roof elements such as rafters, purlins and
roof trusses all of which are made up of timber. The roof is covered by clay tiles which are intact
and stable (Zhang et al 2013) .The roof is very stable and serves its intended purpose efficiently
since itdoes not have any form of leakage. The figure below shows the rood of the given house.

Type of structure that support the building
The building is supported by astrip foundation, which is also referred to as the strip footing, the
foundation of this building is not greater than 3m from the ground surface (Ching, 2020) .The
building is supported by its structural walls. It does not have the structural framing i.e. the
columns and the beams.
Defects of the property
There are anumber of defects that were identified on the property such as;
:which occurred as aresult of crystallization of the excessive salts from the bricks. The figure
below shows the defect described above .

Also, there are defects on the floor such as scratches and soft spots on the timber floor. The
figure below shows the defects identified on the floor.

In conclusion, this study was mainly carried out to investigate aresidential property in order to
understand the basic concepts of construction technology and building elements such as walls,
floors and roof. After the detailed analysis of the four-bedroom detached family home, situated
in quite cul-de-sac just off Friern Barnet Road. Different elements of the building were analyzed
such as the external walls, internal wall, floors, roofs and the structure support of the property.
Through that itwas possible to identify different defects of the property and establish the
condition of the house.
