3. You work for a regional firm of chartered surveyors. You have been asked by the Director in charge of quality assurance to produce a briefing note for new starters joining the firm, explaining the RICS rules in respect of conflicts of interest. She has specifically asked that it should be easy to follow and not simply refer them to the RICS web pages. Prepare a draft briefing note explaining the issue and setting out the action staff should take to check for any conflicts.Â

Your firm has recently won a contract to provide estate management services to a charity client with a portfolio of investment property comprising let shops and offices in 10 locations in the Midlands and a rural estate comprising 2,000 hectares. There are 50 lettings in total across the entire portfolio.

You have been appointed Team Leader for the new client, which will involve managing three other colleagues and you will take up your new post at the beginning of April 2021. You will take over management of the estate from the outgoing contractor on 1st May 2021. Set out a project plan for this new contract for the three months starting on the 1st April 2021. For the purposes of this exercise, assume that there are no Covid 19 restrictions on movement, business meetings or socialising.
