Q1 A mixed development is a 25-storey commercial development comprising an office block and a six-storey retail podium with two basement levels located in downtown Singapore. The development is accessible by road and MRT. Constructed in the 1990s, the building obtained TOP in 1993. The retail podium is almost fully occupied and is a prime shopping and dining destination for locals, the working crowd in the surrounding office developments, and tourists. (a) You are tasked to analyse the building information (for retail and office development) and to carry out the energy and water efficiency health audit assessments of the building. Appraise FOUR (4) M&E systems and comment on how the systems will affect the overall building energy efficiency.
(b) Study the operation status of chillers shown in the above case, examine the challenges in improving the existing chilled water cooling plant performance efficiency.
(c) Good preventive maintenance practices are important to prolong the equipment’s life span and the sustainability of building operation. A holistic approach not only includes a conditions assessment that looks at maintenance issues and practices but also includes a thorough operations assessment.
(i) Examine how building control strategies, sequence of equipment operations, Mechanical & Electrical equipment performance efficiency trending, and lighting control can improve building system operation and equipment performance.
(ii) Being a building energy professional (M&E, Facilities manager, Energy manager, Owner, Sustainability engineer etc.), propose how smart analytics can be harnessed to improve building operations, and recommend techniques / approaches to achieve them. Provide scenarios to support your explanations.
