Identifying Excusable and Inexcusable Delays

Although time is a critical factor on this project, several client and contractor issues, have led to delays on the project (Project update available on Moodle). Write a short report discussing one delay analysis method that can be adopted to determine the net delay on the project. You need to justify why this method is most appropriate for this particular project.

  1. External works delayed by 2 weeks as a result of the contractor’s team losing key personnel
  2. Electrical sub-contractor’s work delayed by 2 weeks leading to a delay in the main contractor’s work Critical activities were affected
  3. 2 additional days required a result of variation introduced by the client (in Month 10) Critical activities were affected
  4. The main contractor suffered a 1 week delay in progress due to delayed materials delivery from Italy (This affected critical activities and the contractor blames this on BREXIT)
  5. Due to national lockdown as a result of COVID, the main contractor’s site was closed for 3 days to prepare a safe working environment on site (Month 10).
  6. 2 weeks delay to the project in Month 9 as the plumbing sub-contractor (nominated) became insolvent and had to be changed.
  7. The need to social distance while working on site has led to a 2 weeks delay on site due to reduced workforce (between Month 7 and 10). This affected critical tasks
  8. 3 days delays to the overall project due to opening the works for inspection and testing. Inspection proved that the work did conform to the requirements of the contract (this occurred in Month 10 and affected critical tasks
  9. 4 days delay on the overall project as a result of exceptionally adverse weather conditions in Month 10
  10. 3 days delay for statutory undertakings due to COVID in Month 8. This did not affect any critical tasks.

The main contractor believes they are entitled to at extension of time due to these events.
