Project Background
On behalf of Countryside Properties, Riverside Housing Development hosts a total of 144 residential dwellings, with a mix of private rented sector and market homes. The 4.05 ha site at the former Riverside College in Runcorn, Halton, will provide a boost to the housing supply in this area and unlock development on a key vacant brownfield site. Countryside Properties are renowned for their style of housing and this project will introduce a mix of high quality properties for future residents to enjoy.
The site is situated at the former Riverside College in Runcorn, on the banks of the Manchester Ship Canal and the River Mersey.Â
The above development consists of 144 housing plots in total and these can be seen on drawing 5220BEUG_Planning Layout_SK527PPL_01.
129 of the plots have already been completed and handed over to their new owners/tenants. There are 15 plots, which are still to be constructed. The remaining plots, together with an amenity area, can be seen on drawing 5220BEUG_Housing Layout_SK527PPL_01.
Acting as a Project Manager for Countryside Properties (Developer and Contractor) you must plan the delivery of the remaining 15 houses, reinstatement of the amenity area and soft landscaping and any road topping/wearing course works still left to complete at the end of the project.
Produce a site layout plan for the construction of the remaining 15 houses (plots 86-93 and 133-139). You may use the two areas indicated on drawing 5220BEUG Housing Layout_SK527PPL_01, which includes the area of construction and an additional amenity space. You must remember that the other houses shown on the drawing have already been constructed and are now occupied by residents. The site layout plan must consider the following:
The site layout plan should be in diagrammatic/drawn format utilising methods shown in tutorials (PowerPoint).
You must fully justify the rationale behind your proposals in a written report format, together with your drawings. Â
This assesses Learning Outcomes 3 and 4
Produce a construction programme, which is to be developed and presented using Elecosoft Asta PowerProject software. The programme should be based upon the information contained in the Excel Spreadsheet provided 5220BEUG Riverside Housing Master Programme_Excel Version and 5220BEUG Housing Project Programme Key. This Excel Spreadsheet is designed to guide you in the types of tasks/activities to be included on your programme, the sequencing of the tasks/activities and the overall project duration/timescales for each plot.
The programme will commence from the start on site date/date zero, which gives a 4-week lead in before construction of the first plot (93) commences. This 4-week lead in period should be used to set up the site in accordance with your proposals from Task 1.
The construction programme should show summary tasks, key milestone dates, and appropriate links between tasks, the critical path and any total or free float. A border file should be used to present the programme in a professional manner. The programme should be submitted at a readable scale in A3 size and PDF format (using as many sheets as you need to make it readable at A3 size â you are not limited to one sheet!)
Date zero is Monday 13th December 2021. Please assume a 5-day working week and ensure all annual holiday periods are included.
The overall Project duration should not exceed 42 Weeks (including the 4 weeks lead in). The project programme should be complete before 30th September 2022.
Any assumptions made during the development of the programme should be listed within the report submission.
