"The Section 2 of BCA Green Mark for Existing Non-Residential Buildings 2017 (GM ENRB: 2017 Simplified Version) encourages good passive design with the use of energy efficient equipment and system to reduce energy consumption of the building. The appropriate use of natural ventilation and building envelope with good orientation and thermal performance help to reduce air-conditioning load. This will reduce the overall energy consumption. In addition, the use of renewable energy can further reduce the building’s overall carbon emission and grid dependence.

Being the building manager of the existing office building. You are required to demonstrate your understanding of the GM ENRB: 2017 (Simplified Version) and make preliminary
assessment before submission to BCA for Green Mark certification. You are required to calculate the elective requirements of Section 2 – Building energy performance (GM Criteria 2.1 to 2.9) based on the information provided below.

Brief description of the building

The building is situated at the eastern part of Singapore and it has been there for many years. The building has sufficient numbers of surface car-parking lots that are provided within its boundary. Therefore, it is not essential to provide a multi-storey carpark (MSCP) or mechanical parking system.This is a four storey building with single occupant. This building consists of mainly office premises. Levels 1, 2 & half of level 3 office floor areas are air-conditioned (87.5% of floor area). The other half of level 3 is designated as multipurpose usage and is naturally ventilated (12.5% of floor area). The casement windows at level 3 are located facing north and south directions at the multipurpose area. Open roof deck (landscaped roof garden) and common areas are excluded in the calculation of floor areas. Photovoltaics panels are also partially installed at the open roof deck and generate 1.2% of annual energy usage. All toilet areas are equipped with mechanical ventilation system and staircases are naturally ventilated. There is no escalators at this premise and lifts are equipped with Variable Voltage Variable Frequency (VVVF) motor drive with sleep mode.

The envelope design consists of a flush curtain wall construction with double glazing at the façades of the building. According to the record, ETTV is calculated at 43.5 W/m². The
