You have been asked to carry out a site assessment to determine the site implication and environmental impact for a proposed new residential development in Mount Roskill, Auckland. The proposed new building is to replace an existing timber framed building. The client has arranged that the existing building will be moved to Kaikohe. Once this building is moved, the new construction can begin. The existing building is a three-bedroom timber framed building (single floor).
The proposed new building development has the following information:
• Site area is 350.00m2
• Building area is 137.00m2
• Permeable area is 151.00m2
• Impermeable are is 62.00m2
• Five-bedroom timber framed building with brick veneer cladding
• 2 storey building
The area is fully developed and all adjacent buildings are single storey buildings. The area is a Residential - Mixed Housing Urban Zone as indicated in the Auckland Unitary plan.

Homestar was developed from successful international rating tools which has been adapted for New Zealand’s specific conditions. Homestar as a rating tool is supported by the New Zealand Green Building Council NZGBC. NZGBC website highlights a few success stories of buildings that have been rated using Homestar to showcase some healthy, efficient and sustainable buildings. You are required to visit the NZGBC website, to select an example of a building which has not less than an 8 star rating. Evaluate five (5) sustainable design features (minimum of 50 words each) in your selected success story (10 marks).
