Facility management is the act of managing the unskilled labor surroundings with the individuals and roles of an entity. (Atkin & Brooks 2009). International Facility Management Association (IFMA) defines it as an entity that joins together the values of business management, planning, and the social and industrial disciplines that are important for organizational development that results to a realization of organizations set objectives. Traditionally facility management has been provided in- house by a facility manager, corporate services department depending on the size of the firm. There are various types of facility management that some include;
- Reactive maintenance that is mainly associated with failure and has few consequences. It’s not expensive and thus related to maintenance of equipment with low cost. Example, lighting bulbs.
- Preventive maintenance that is associated with equipment with a slightly high cost of failure compared to that of reactive maintenance. Though better, it results to wasted labor due to its ineffective maintenance that is time-based.
- Predictive maintenance involves monitoring of the equipment to enhance maintenance that is based on the actual condition of the building equipment. It’s expensive to access and to maintain and thus used in industrial settings. This type of maintenance is better compared to the other two and though expensive, technology advancement has made it easier for even average builders to access it.
- Proactive maintenance is the optimal combination of reactive, preventive and predictive making the organization building departments spend less.

Lucasfilms is an animation company based in Singapore operating as a digital animation studio. The company produces digital animated contents including films, television and games. Founded in 2004, Lucasfilm animation company Singapore B.V is a subsidiary of Lucasfilms limited. It is the best studio known for the creation and production of Star Wars and Indiana Jones franchises and is also a known leading firm in the development of special effects, sounds as animation for filming purposes. Being a production company, its premises needs the best facility management for the purpose of safety and secured working environment. Steve Jobs Building in Singapore has greatly improved and has been managed by a well versed facility management agency. Its current building in Singapore is a reflection of a building best managed.
It’s the main building from where top management activities of Lucasfilms are carried out. The façade is formed in a manner that reduces the intensity of the solar heat transfer from outside the building into the facility. Through the reduction of the solar heat transfer, the capacity will be reduced accordingly that will lead to the energy usage for cooling be more efficient as compared to the building with single façade. The building also has been improved in terms of the ventilation where the VRV air conditioning system is being used. The system is an intelligent air conditioning system that is capable of sustaining more than 10nyears of operation. The building also uses the DC inverter technology alongside with the compressor that allows the entire facility to achieve a high energy saving in the AC Company. The AC system is the pioneer option of many modern buildings around the world. Another improvement is with the use of the T5 lighting, a green solution that offers real sustainable advantage of high outputs and efficiency as well as long life that leads to a long-term energy saving environment (Wiggins, 2010).
How the improvement lead to safer environment
The architectural design of the modern Steve Jobs Building was so considerate of the security both within and outside the building. During the design of the current facility, there were provisions for security cameras that aimed at manning the entire building to ensure all the movement in and out of the facility is under surveillance all time round (Mahdjoubi, Brebbia, & Laing, 2015). The cameras also help to ensure no persons armed are allowed into the building as there are specific spots in the entry points where the cameras are used to scan the luggage and the persons entering. The cameras are also to ensure the building is not compromised by any illegal acts or any unethical acts within that might lead to harmful outcomes for the people in the building (Talamo & Bonanomi 2016). The surrounding of the building has been designed in a manner that the control rooms can man the building day and night to be sure the building has no weird or dangerous activities that might lead to severe consequences or that might lead to people getting harmed. The parking lot surrounding the facility has been set up in a manner that congestion is minimal regardless of the number of vehicles in the parking. The setup of the parking is also under 24 hours surveillance to ensure all the vehicles around are safe and secured. There is a pavement set for people coming in and out of the building specifically to ensure they are not in contact with any machinery on the roads including the heavy commercial vehicles accessing the facility.
Improved security measures by use of security cameras within and outside the building ensure easy coordination of activities since both service providers and the clients and other people outside the building are free of harm. Insecurity is a major threat to many underdeveloped organizations and so with security well enhanced, growth and development are highly assured (Great Britain. 2007). Use of lifts and escalators as a means of movement also helps in saving time used in moving from one place to the other. This is very important as saved time can be used in improving production that is important to the organization. Ample parking for both service providers and client’s vehicles ensures efficient coordination of activities within and outside the building as there is no conflict that may arise due to limited parking space. Improved pavements outside the building that are used in moving in and out of the building are important to help reduce congestion hence making it easy to control movement of people getting in and out with conflict.
How the improvement make the building and surrounding secured
Positive customer outcome. Increased rates of production as a result of massive consumption of goods has been as a result of efficient and effective coordination resulting to improved organization-customer relationship. Improved security measures also have expressed the building as one of the most secure places for people to easily move in and out without fear of any harm coming to them. This helps in increasing the organization's input rate thus putting the building on the sport as a good business layout site (Mallory-Hill, Preiser& Watson, 2012). Reduced conflict among the building activities also has been important to help enhance peace among all parties involved. A good view of the building due to its enhancing building fabric maintenance has showcased it as a revealing site with clear objectives that attracts more people hence a positive site of production. Cameras that are strategically set within and outside the building to ensure no illegal deals that are carried out without a trace have laid a picture of patriotic business site that is fair for all deals.

Facility management is an important element in supporting organizations in carrying out development activities as well as its other essential dealings. By providing an efficient, effective, and safe environment in which an organization operates. Applying the five service delivery models (in-house, out-tasked, outsourced managing agent and contractor and total facility management) facility management proves to be a managing agent and key in all organizational development. Ranging from improved security measures, building maintenance, cleaning among other services, facility management should be enhanced in all organizations that are set to develop massively.
- The building will need an emergency exit for both people and vehicles that will be used in cases where the normal entries and exits have been compromised. These should be accompanied by visual and audio systems to direct people and vehicles during these times.
- The building also needs more equipment and human resources to aid in the manning of security. The capacity of the building and the complexity of the facility calls for more security measures to be put in place.
The Steve Jobs Building is a construction that has been through critical facility management that has made it one of the best buildings that have been improved from their ancient models. The building is more secure and advanced and needs just a little adjustment to enhance its already existing unique and complex nature.
